Buy Properties Before the Foreclosure Auction

You must approach the home owner at least two weeks prior to the home being sold on the courthouse steps.

You must move quickly, ensure the foreclosure is happening on the first deed of trust, that there will be no other remaining liens, and get the cooperation of the home owner.

Once the foreclosure is eleven days away the lender does not have a duty to attempt to allow your purchase.

You will find that very often the lender is quite uncooperative no matter how much time remains.

You may not lie, coerce and deceive the home owner in any way.
