It's simple. Do a great job of preparing, marketing and selling your home. An agent is not required for any of those tasks as long as you are willing to do the work.
Have you read the Real Estate, Real Advice Library article, "To List, or Not to List?" If you have, then you understand the jobs and psychology involved in selling your own real estate.
Paying a real estate commission is a choice you make. My advice, if you elect to sell "By Owner" is that you consider allowing buyer agents to show your home and write offers.
Most agents are not mentally able to ask the buyer to pay the commission. Be prepared to pay it yourself.
The commission you agree to pay to the buyer agent can be contracted right on the purchase and sale agreement with no listing agreement required.
